APPROXIMATE ESTIMATION AND COST ANALYSIS

RESIDENTIAL TOWER

Data given for analysis:  
·         RCC frame structure
·         Raft UG Tank
·         Two level basement
·         Ground + 22 floors residential tower
·         Per floor plate area is 500 sq mtr
·         23rd is terrace floor

 SOLUTION:

Construction Area Estimation: 500 sqmtr x 25 floor = 12500 sqmtr (approx.)
                                                      i.e.:  12500 sqmtr x 10.76 = 134500 sq ft. (approx.)

Cost analysis:
1.       CONCRETE: (assume 2.5 per sqft)
Total Quantity = 134500 x 2.5 = 336250 cubic ft = 9525 cubic mtr.
Total Cost = 9525 x 8000 rs. = Rs. 7,62,00,000/-

2.       STEEL: (assume 6.5kg per sqft)
Total Quantity = 134500 x 6.5 = 874250 kg = 874.3 tonne.
Total Cost = 874.3 x 60000 rs. = Rs. 5,24,58,000/-

3.       BLOCK MASONRY, PLASTER AND WATERPROOFING: (assume 450 Rs. per sq ft)
Total Cost = 134500 x 450 rs. = Rs. 6,05,25,000/-

4.       EXCAVATION AND OTHER MISCILLENIOUS ACTIVITY: (assume 200 Rs. per sq ft)
Total Cost = 134500 x 200 rs. = Rs. 2,69,00,000/-

5.       LABOUR COST: (assume 400 Rs. per sq ft)
Total Cost = 134500 x 400 rs. = Rs. 5,38,00,000/-

6.       INTERIOR COST: (assume 800 Rs. per sq ft)
Total Cost = 134500 x 800 rs. = Rs. 10,76,00,000/-

7.       PASSENGER LIFT: (assume 150 Rs. per sq ft)
Total Cost = 134500 x 150 rs. = Rs. 2,01,75,000/- 

8.       FIRE FIGHTING SYSTEM: ( assume 100 Rs. per sq ft)
Total Cost = 134500 x 100 rs. = Rs. 1,34,50,000/-


                               TOTAL COST = Rs. 41,11,08,000/-
                               
                                  RATE PER SQ FT = 3057 Rs. per sq ft.







MATERIAL AND CONSTRUCTION METHOD SPECIFICATION


1.       CONCRETE:

·         The grade of concrete should be between M25 to M40 grade.
·         Consider both RMC as well as site mix method for pouring.


2.       STEEL:

·         FE500 grade of steel can be use.
·         Higher diameter of steel should be 36mm.


3.       BLOCK MASONARY, PLASTER AND WATERPROOFING WORK:

·         For masonry work consider light weight blocks of 100mm to 150mm width.
·         Apply sand face plastering on both external and internal face of wall.
·         All wet areas are consider for waterproofing work which includes bath, wc, kitchen sunk, balcony, chajja.
·         UG water tank and OH water tank is also include in waterproofing activity.
·         Compound wall, storm water channel and ground surface treatment is included in masonry work.


4.       EXCAVATION AND OTHER MISCELLANEOUS ACTIVITY:

·         Excavation from ground level to required final foundation level using machine or manual as require on site conditions.
·         Pile breaking work.
·         Anchoring shore pile.
·         The surface below raft foundation should be treat with proper waterproofing material such as Shahabad ladi or any geotextile material.
·         Walls of lower and upper basement should be waterproof.


5.       LABOUR WORK:

·         Commercial plywood shuttering is considered for concreting work.
