Detailed
Steps:
A.
Drawing Preparation ( Auto CAD):
1. First
necessary thing is to check all the plans received are proper or not. If not
then ask for the revised
drawings. To calculate construction area following drawings are must:
a.
Basements
(If Any).
b.
Ground
floor/Stilt floor.
c.
Podium
/ parking floors / Swimming Pool and Health club levels.
d.
Typical
floors.
e.
Refuge
floor ( for buildings with more than 7 storey).
f.
Terrace
floor ( for OH & LMR locations).
g.
Sections
(through lift shafts, staircase, balconies and toilets) & Elevations.
2.
No
duct or shaft deduction should be done for ground floor, if building is without
basement.
3.
If
basements are there no duct/shaft deductions for lower most basement. But see
that the
duct
/shaft are running through other upper basement or not.
4.
There
should always be a Polyline giving outer area as well. (Periphery).
Polyline should
have a visible thickness and colour .
5.
Flower
beds, Service slabs, utility slab should be worked out separately (P line to be
drawn).
6. For
Plumbing or Electrical ducts (i.e service ducts), area of pipes cut-outs should
be deducted.
7. No deductions for staircase well & lift shafts to be done.
8. For Contractor's area, OHWT & LMR bottom should be given (i.e. every
covered area).
B. Contractor's construction area – Objective of
working out this area is to release Civil labour (RCC work) contract built-up
area basis.

STRUCTURAL CONSULTANT AREA:
Generally
structural consultant is paid on the built-up area basis as per the contract, though
drawing preparation process is same for calculation of construction area for
Structural consultant's fees.
There area some
points which are followed in the contractual terms and conditions.
i)
Area
covered above with a roof will be paid 100%.
ii)
Opening
in slabs for lift shafts / service ducts, cut-outs for
lift well shall be deducted.
iii)
Boxes,
Niches, Elevation Chajjas, Planter upto 1.2 m wide should not be considered in
area calculations.
iv)
Lift
machine room, OHWT, UGWT, Septic Tank, Sewerage treatment plant, pump rooms,
security Cabins, electrical substation if exist outside of the building area
then only will be charged separately. Otherwise will not be paid extra.
v)
Compound
wall with MS or CI gate columns, building’s entrance canopies, structural
design of Landscaping feature and top elevation pyramids / dome etc. should not
be considered in the area calculation.
ARCHITECTURAL CONSULTANT AREA:
This
Construction area is worked out to release fee structure for Architect’s contract.
Like structural
consultant, Architect is also paid on the built-up area basis as per the contract.
It depends upon
the terms specified for the fees of various architects. But there are some
generalized areas norms.
i)
Deduction
same as stated above for contractor's construction area.
ii)
Flower
Bed – service /utility slab – 50%
iii)
Refuge
area – 100%
iv)
No
uncovered area to be given
v)
No
terrace or above terrace floor area to be given (Covered or uncovered)
vi)
Compound
wall with MS or CI gate columns, building’s entrance canopies, architectural
design of Landscaping feature and top elevation pyramids / dome, security room,
any other services room outside of the building area should not be considered
in the area calculation.
vii)
Boxes
or elevation features are not considered in area calculations.
